No cost, no obligation

Request a Free Estimate in Houston, TX

A written scope, allowances and schedule, measured on site rather than guessed from photos. Free, and yours to compare against any other bid.

Every project here starts the same way: somebody walks the space, measures it, and puts a number in writing. That costs nothing and commits you to nothing.

What a Free Estimate Covers

We measure on site. A bid built from photographs is a guess, and guesses are what turn into change orders in week three, once the drywall is off and the real conditions are visible.

The document you receive spells out four things:

  • Scope

What gets built, removed, moved and finished, room by room.

  • Allowances

The dollar figure carried for materials you have not chosen yet, such as tile, fixtures or countertops. Allowances are where vague bids hide, so ours are stated.

  • Exclusions

What the number does not cover. This is the section most homeowners skip and the one that explains why two bids on the same kitchen can be thousands apart.

  • Schedule

A realistic sequence with the permit and inspection windows built in, not a best case that assumes nothing goes wrong.

What Happens After You Send the Form

  1. We call to confirm the scope and answer the first round of questions.
  2. We set the walkthrough at a time that works, including Saturday mornings.
  3. We measure, look at the mechanical systems, and flag anything that changes the picture.
  4. You get the written estimate, then take whatever time you need with it.

Nobody is going to sit at your table pressuring you toward a signature. Twenty-eight years in construction has taught us that projects sold under pressure are the ones that go badly for everybody.

Getting an Accurate Number Faster

A few things sharpen the estimate considerably:

  • Photos of the space, especially of any water damage, cracking or work already opened up.
  • A budget range. Not a ceiling to be spent up to, just the honest number, so the scope can be shaped to fit it.
  • Your survey and deed restrictions for additions or anything that changes the footprint. Houston has no zoning, so deed restrictions and Chapter 42 setback rules are what govern.
  • HOA architectural guidelines if you are in Katy, Cypress, The Woodlands or a master-planned section of Pearland, where exterior work needs committee approval before a permit is worth applying for.
  • The adjuster’s scope sheet if this is an insurance repair.

Questions

Frequently asked questions

Yes. The walkthrough, the measurements and the written estimate cost nothing and carry no obligation to hire. What we ask in return is a real conversation about budget, because an estimate written against an unspoken number wastes both sides' time. If your project needs engineered drawings or a survey, those are third-party costs and we will say so before anything is ordered.

Turnaround depends on scope: a single room is quick, while an addition or a whole-house remodel takes longer because subcontractor pricing and material allowances have to come back first. We will tell you at the end of the walkthrough when to expect the document. If a supplier holds us up, you hear about it rather than wondering.

Scope of work, material allowances, exclusions and a schedule, itemized so it can be compared line by line. Exclusions matter as much as inclusions. A bid that hides what it leaves out will look cheaper than an honest one every time, and the difference reappears as change orders once walls are open.

Yes, get two or three, and compare scope before comparing price. Three bids on a Houston kitchen can differ by thousands simply because one includes electrical updates the other two left out. Ask each contractor what happens if something unexpected turns up behind the wall, and compare those answers as carefully as the totals.

The address, the rooms involved, a rough budget range and photos are enough to start. For additions and exterior work, a property survey and your subdivision's deed restrictions or HOA architectural guidelines will speed everything up. For insurance repairs, have the adjuster's scope sheet available so the estimate can be matched against it.
