What sets us apart

Why Choose Legacy Lopez General Contractor LLC in Houston, TX

Honesty, good work and experience are easy to print. Here is what each one costs us to actually deliver.

Choosing a contractor is mostly an exercise in guessing who is telling you the truth. These are the things you can check about us before you sign anything.

Experience in a Difficult Building Market

We have been in construction since 1998, starting in residential work in Utah, moving into commercial projects across several states, and working the Houston area today.

That matters because Houston breaks buildings in specific ways. The expansive clay soil under most of the metro swells and shrinks with the seasons, which is why so many houses here crack drywall above the door frames and jam doors in August. The humidity moves wood flooring that was installed without acclimating. Homes built through the 1960s and 1970s across north and west Harris County commonly still run cast iron drain lines under the slab and carry electrical panels that have been discontinued for decades.

A contractor who has seen those conditions prices them into the bid. A contractor who has not will price what is visible, then bring you the rest as change orders.

Honesty That Costs Us Work

The most useful thing we do is tell homeowners when the budget will not carry the scope. That conversation happens at the walkthrough, before anything is signed, and it occasionally ends the conversation entirely.

We would rather lose the job there than take a deposit on a project that was always going to run out of money at the framing stage. It is the same reason our estimates state their exclusions plainly. A bid that hides what it leaves out will always look cheaper than an honest one, and you find out which was which about three weeks in.

Good Work Where Nobody Will See It

Most of the quality in a remodel gets buried before the job is finished. Floated and leveled substrate under tile. Blocking behind a cabinet run so it holds a loaded upper. Correct fastener spacing on drywall so the seams do not telegraph. Sealed penetrations so conditioned air stays inside in an August that runs 95 degrees with matching humidity.

None of that photographs. All of it is the difference between work that looks good at handover and work that still looks good in five years.

Eleven Trades, One Contract, One Schedule

Electrical, plumbing, drywall, painting, custom cabinets and flooring run under a single contract with a single schedule.

The most common way a residential project stalls is a gap between trades: the tile setter cannot start because the plumber has not returned, and the plumber answers to a different company with different priorities. Removing that gap is not a marketing line, it is scheduling control, and it is the reason our timelines hold up.

One Person Who Knows Your Job

You get one point of contact from the first walkthrough through the final punch list. That person coordinates the trades, meets the inspectors and answers your questions.

You are never re-explaining your own project to somebody who just picked up the file, and you never get the answer that the person who knows is not available today.

Insured and Permitted Properly

Legacy Lopez General Contractor LLC is insured, and permits go in the company name rather than yours. Some contractors ask homeowners to pull an owner permit, which quietly moves the liability for inspection and workmanship onto the property owner.

Doing it correctly also protects your resale. Unpermitted square footage is exactly what a buyer’s inspector and the appraisal district find, and untangling it years later costs multiples of what the permit would have.

Local Enough to Come Back

Our radius is about 30 miles from Houston, from Pearland up to Tomball and The Woodlands. We keep it that tight on purpose. A contractor who cannot return quickly when a question comes up is not much use to you after the check clears. See the full Houston service area.

Questions

Frequently asked questions

Ask for proof of insurance, confirm who is pulling the permit, and compare the exclusions in each bid rather than the totals. A contractor who asks you to pull the owner permit is moving liability onto you. A bid with no exclusions section is not cheaper, it is simply less complete, and the gap shows up as change orders later.

Because Houston construction has specific failure modes that only repetition teaches you. Expansive clay soil, Gulf Coast humidity, cast iron drain lines in 1960s and 1970s homes, and discontinued electrical panels are regional problems. A crew new to the area prices the visible work correctly and misses the rest, which is where budget overruns come from.

Say so during the final walk, and the item goes on the punch list and gets corrected before the final invoice is due. That is the practical value of holding the closing payment to the end of the job. If something surfaces after close-out, call and describe it, and we will come look at it rather than debate it over the phone.

See For Yourself

Get a written estimate, then take it to another contractor and compare line by line. That is the fairest test there is.
